Everything you need to know about renting or listing warehouse space in the Philippines — viewings, fees, deposits, and how Warehouse Hub's mediated model keeps deals verified and fair for both sides.
Warehouse Hub is a Philippine marketplace for renting warehouse space. Lessees (tenants) browse verified listings across the country and request viewings free of charge, while owners (lessors) list their warehouses at no upfront cost. A Warehouse Hub representative coordinates every step — viewings, questions, and negotiation — so both sides deal with one trusted point of contact.
Instead of handing out contact details and leaving you to sort things out alone, we assign a Warehouse Hub representative to every inquiry. Your rep schedules viewings, relays questions and offers between lessee and owner, and helps both sides negotiate terms. When everyone agrees, the lease is signed directly between lessee and lessor — we make sure the process stays smooth, verified, and fair.
We're a young startup, and we'd rather be upfront about it. Our listing inventory is still growing, and some processes behind the scenes are handled manually by real people rather than fully automated. Our team works Monday to Saturday, 8am to 6pm Philippine time, and typically replies within about two business hours. In exchange, you get a team that genuinely cares — your feedback directly shapes what we build next.
Yes — completely. Browsing, saving listings, requesting viewings, and negotiating through your representative cost you nothing. Warehouse Hub earns a success fee from the owner only when a lease actually closes, so our incentive is to find you the right space, not to charge you along the way.
Use the search and filters on the warehouses page to narrow listings by location (province or city), size, budget, and features such as PEZA-zone accreditation. Create a free account to save listings you like and get notified when something relevant comes up.
We show the general area and hide the exact address until your viewing is confirmed. This protects owners' privacy and security and keeps the process fair for everyone. Once your viewing is confirmed, you receive the full address with your visit pass.
Open a listing, request a viewing, and tell us your preferred dates. Our team reviews the request and coordinates the schedule — the owner confirms their availability before anything is final. Once a schedule is locked in, you get a confirmation email and the viewing appears in your account.
Once your viewing is confirmed, a downloadable visit pass (PDF) appears on your Viewings page. It contains your schedule, the property details, and the full address. Bring it — printed or on your phone — on the day of your visit.
Every inquiry comes with a built-in chat with your representative, found in your account under My inquiries. Use it for questions about the space, schedule changes, or negotiation — it keeps everything in one place so nothing gets lost.
If you're interested, tell your representative — they relay your offer to the owner and handle the back-and-forth on rent, terms, and move-in dates. No pressure and no awkward haggling. And if the space isn't right, your rep can suggest alternatives.
The lease contract is signed directly between you and the warehouse owner. Warehouse Hub mediates the negotiation and helps both sides reach clear, agreed terms, but we are not a law firm and we do not hold deposits — for complex lease terms we recommend having your own lawyer review the contract.
The most common arrangement in the Philippines is two months' security deposit plus two months' advance rent, but this varies per listing and is often negotiable. The exact terms are clarified by your representative during negotiation.
Of course. Feel free to bring colleagues, engineers, or your logistics team — just let your representative know in advance how many people are coming so the owner can be informed and everyone can be accommodated.
No problem — message your representative in chat as early as you can and we'll coordinate a new schedule with the owner. Plans change; we just ask for as much notice as possible out of respect for the owner's time.
Listing is free and takes about 10 minutes with our step-by-step wizard: pin your location on the map, enter the specs, upload photos, and set your pricing. Start from the List your warehouse page.
Every listing goes through a review by our team before going live — we check the details and photos so lessees can trust what they see. Once approved, your listing is published and you receive an email notification.
Nothing upfront. Warehouse Hub works on a success-fee model: we earn a commission only when a lease closes with a tenant we brought you. The exact terms are discussed with our team — there are no listing fees, no subscriptions, and no charges for viewings.
We add a Warehouse Hub watermark to listing photos to prevent them from being copied and reposted on other sites without your consent. It protects your property's photos while your listing is live.
Please don't — upload clean photos without phone numbers, email addresses, personal watermarks, or logos. Warehouse Hub coordinates with every prospect on your behalf, so all contact happens through the platform; that's what keeps the transaction smooth, documented, and protected for both sides. Photos with contact details or branding are removed during review, and your listing may be held until clean photos are provided.
To protect you. A public address invites unsolicited visits and lets people bypass the platform entirely. We show only the general area until a viewing is confirmed with a screened, scheduled prospect — so you always know exactly who is visiting and when.
When a lessee requests a viewing, our team pre-screens the request and proposes a schedule. You'll be asked to accept or decline proposed schedules from your account, under Viewings in the "As a lessor" tab. Nothing is confirmed without your approval.
Yes. Your Warehouse Hub representative pre-qualifies every inquiry — intended use, space requirements, and timeline — before a viewing is ever proposed, so your time is only spent on serious, suitable prospects.
Manage your listings from the My listings page in your account, or simply message your representative and we'll handle it for you — updating photos, adjusting the price, or archiving the listing once it's leased.
Corporate partners with multiple properties can have their company logo displayed on their listings. If you manage several warehouses or represent a company, contact the team at hello@warehousehub.ph and we'll set you up.
First, the lessee requests a viewing with preferred dates. Second, Warehouse Hub reviews the request and coordinates a schedule. Third, the owner accepts the proposed schedule. Finally, both sides receive a confirmation email and the viewing appears on the Viewings page of each account, with a downloadable visit pass for the lessee.
We simply propose another. Your representative works with both sides' availability until a schedule fits, and keeps you updated in chat throughout.
Things happen — but repeated no-shows without notice waste everyone's time, and we may limit future viewing requests for accounts that repeatedly miss confirmed schedules. If you can't make it, message your representative to reschedule; there's no penalty for cancelling with notice.
A Warehouse Hub representative always accompanies the viewing. They introduce both parties, answer questions on the spot, and make sure the visit goes smoothly.
Phone numbers and email addresses in chat are automatically flagged. Keeping negotiation on-platform protects both sides: it keeps a clear record of what was agreed, lets your representative mediate fairly, and is how we keep the service free for lessees. Once a lease is moving forward, we facilitate the direct introduction at the right time.
A verified badge means a member of the Warehouse Hub team has personally visited the property and confirmed it matches the listing — the space exists, the specs are honest, and the owner is who they say they are.
Your name, email, and phone number are used only to coordinate viewings and leases — nothing else. We don't sell your data or use it beyond running the service. See our privacy policy for the full details.
Message your representative in chat or email hello@warehousehub.ph with the listing link and what you noticed. We review every report, and listings that violate our standards are taken down.
No. Browsing, viewing requests, chat, and negotiation support are all free for lessees — from first search to signed lease.
None at all. Request as many viewings as you need to find the right space — we only ask that you show up or give notice if plans change.
Owners pay a success fee (commission) only when a lease closes with a tenant introduced through Warehouse Hub. There are no upfront or recurring fees; the exact terms are discussed with the team when you list.
Rent, deposits, and advance payments are paid directly between lessee and lessor under the lease they sign — Warehouse Hub never holds your money. Your representative helps both sides document what was agreed before signing.
Chat with your Warehouse Hub representative from your account, or email us — a real person replies within about two business hours, Mon–Sat 8am–6pm PHT.
